Dear Mr. Choudek:
I met with you on Friday, 1994, to look at the existing house basement wall at
the east side ..1f the house where the addition will be placed. The original house
structure had a shallow footing and at some time in the past a basement was dug under
the house and block. walls placed adjacent to and under the old footing. At the south
east corner basement wails were not added and therefore the footings in that area are
not at frost depth. You told me that you intend to step the footings for the room
bet"veen the house and the garage down to the existing basement wall footing at the
north cast corner. The grade wall for the new structure would extend slightiy under the
original shallovv footing to the basement wall at the north side and just under the
original shallow footing at the south side.
Since the fOOIings at the south corner of the house are not at frost depth, and
the new footifigs are, it would be best to provide frost protection for the existing
footings to alleviate the potential for differential movement between the existing and
the new structure. I feel that the best way of doing this is to place a 4' wide horizontal
layer of 2" thick extruded polystrene such as Dow Styrofoam or Cenifoam adjacent to
the existing footing that is exposed to frost for the length of the footing that is not at
frost depth, in this case about 10' to 12'. Since the room between the house and the
garage is heated, the insulation would not be required there. The insulation should be
placed above the bottom of the existing footing and protected with a layar of soil or
gravel. The insulation more than replaces the insulating value of the 42" soil cover that
IS required by the Code and therefore satisfies the intent of the Building Code.
