Prior Lake, MN 55372 June 7, 2007 Re: 16153 Northwood Rd. Prior Lake, MN 55372 Dear Michelle and Tim, On June 5. 20071 inspected the above referenced residence. The pl.lIpOse of this inspection was to evaluate the foundation and it capacity to S lpport the proposed modifications to the home. The home was constructed with a second floor glass sun room and deck on the east end of the house. The sunroom has expe tienced severe window breakage and has deteriorated as a result. The sunroom and d ~k are to be replaced with a new enclosed space. An inspection hole had been dug on the northeast comer oft! Le lower level to view the footings and foundation. There is a six course concrete block foundation on a strip footing. The footing projects out approximately 5 inches fror l the face of the block. The soils are a sandy clay loam. (See Detaill attached.) The structure has no evidence of any settlement or movemen:. The exposed blocks are free of cracks. The exterior is stucco and is in good conditio!. There are some cracks in the stucco but these are created by shrinkage and are not due to settlement in my opinion. There are no cracks in areas that would crack if there were S( ttlement occurring. [n my opinion the foundation is structurally sound and has not settl,;d. The walls are constructed ""ith 2x6 studs as indicated by the ifaming exposed. in the mechanical room. In my opinion the existing foundation and wall framing is ad ~uate to support the proposed modifications. The new load conditions to the faun dation do not change much from the existing conditions. The enclosed new space has th< same type ofloads as the existing sun room which covers most of the area. The only allditionalloads are the new roof over the existing deck area. These additional loads are I'l ~latively minor. The existing foundation is very stable and the sandy clay soils have above minimum soil bearing capacity. The exterior wall framing is also able to support th,: new loads.
