Dear Mr.Nutter:
This letter is to clarify that the above referenced property is zoned R-1 SO, and
the only permitted use is a single family dwelling. A single family dwelling is
defined as a "fully detached dwelling located on an individual lot and intended for
occupancy by a single family." This does not include a building with two dwelling
units. A dwelling unit is defined as "one or more rooms physically arranged so as
to create an independent housekeeping establishment for occupancy by one
family with separate toilets and facilities for cooking and sleeping."
It appears that 14232 Wilds Drivel has a kitchen in the lower level. Based upon
the zoning ordinance definitions, it appears as though the house has a second
dwelling unit. Please be advised, that in accordance with the City Code, the use
of the basement as a separate dwelling unit is not permitted.
