Re: Update of Review of Lateral Bracing of Garage Panels
Jennings, Lexington, Livingston, Highland and Charlton Models
Ulteig Engineers completed a standardize reports for each of the garage lateral bracing for the
above models. These reports typically state that SIB-inch sheetrock shall be installed on the garage
face of the garage/house common wall with a specified fastener pattern of 4-on-12. And that the
3/4-inch composition sheathing ("Built-Right") was typically required to be nailed with lOd nails 6-
on-12 pattern.
The use of the SIB-inch was specified on the Architectural drawings at the time due to the
requirements of the Code for fire protection. Since then, the Code has reduced the thickness
requirement of the sheetrock to a 1/2-inch minimum. The use of 1/2-inch sheetrock is acceptable for
lateral stability. The only exception would be the fastener spacing needs to be 4-on-7 instead of the
4-on-12 originally specified.
The use of 16-gage staples spaced 4-inches on-center at panel edges and 12-inch in the field (4-on-
12) as a substitution to the 10d nails 6-on-12 pattern as originally specified for the 3/4-inch
composition sheathing ("Built-Right") is acceptable for lateral stability of the structure.
