Sheetrock the tenant side of the wall and finish tape to just above the new 9' suspended ceiling. The adjacent tenant space will insulate between the studs and sheetrock the other side of the wall at a later date. 2) Insulate and sheetrock the existing 3'/2" steel stud wall from floor to 12' -4" tall steel deck. Finish tape the sheetrock from floor to above the new 9' suspended ceiling. 3) Construct a new 3'/2" steel stud and sheetrock wall from floor to the 9' tall. Finish tape both sides of the wall. 4) Cut a 4' -3" x 9' -0" opening in the existing steel stud and sheetrock wall for a new door opening. 5) Provide and install 3' -0" x 7' -0" (knock down) hollow metal door frames and flush solid core birch doors. Include hinges, lever handled passage sets and wall bumper (dark bronze finish). 6) Provide and install a 3' -0" x 7' -0" (knock down) hollow metal door frame and flush solid core birch door. Include hinges, door closer, mortised lever handled lockset, smoke gasket and wall bumper (dark bronze finish). 7) Provide and install birch jamb extensions, mullion strips and ranch casing around the exterior windows. 7A) Construct a new 3'/2" steel stud wall from floor to 12' -4" tall steel deck. Sheetrock both sides of the wall and finish tape to just above the new 9' suspended ceiling and fire tape up to the steel deck. 7B) Provide and install 1x6 maple base board and 1x4 maple chair rail in the corridor to match the existing. 7C) Box around steel column from floor to above the 9' -0" tall suspended ceiling. SUSPENDED CEILING 8) Provide and install a new 2x2 grid ceiling at 8' -10" +/- high throughout the suite. Use standard 1" white grid and 2x2 revealed edge fissured ceiling tiles. PAINTING 9) Stain, seal and varnish the new doors, windows and window trim to match the building standard. 10) Paint the new hollow metal door frames. 11) Paint the sheetrock walls from floor to suspended ceiling. 11A) Paint the sheetrock walls and stain the new maple base and chair rail in the extended corridor to match the existing corridor. FLOORING 12) Provide and install new carpet and carpet base throughout the space using a $18.00 per yd installed allowance. 12A) Provide and install new carpet in the extended corridor to match the existing carpet using an $18.00 per yd installed allowance. FIRE PROTECTION 13) Turn and drop the existing upfacing sprinkler heads down into the new suspended ceiling. HVAC 14) Provide and install new ductwork tied into the existing ductwork stubbed into the space where shown on the attached plan. Extend the ductwork into the adjacent empty space shown on the plan for the future tenant. The return air can be done through a plenum ceiling. Relocate the existing thermostat to a good location inside the space. ELECTRICAL 15) Provide and install 2x4 standard fluorescent lights and switches as shown. 16) Provide and install duplex outlets and phone /data jacks (with pull strings) as shown. 17) Remove the existing 8' strip light from inside the space. 18) Provide and install 2x2 standard fluorescent lights and tie into existing corridor Tight switch.
