The applicant is propsoing to construct a 24 x 30' garage onto the front of his home requiring a 15' f� yard variance. Staff Analvsis The subject parcel is a 50' lakefront lot located immediately southeast of the intersection Rutgers Street and Watersedge Trail NF.. The parcel has a 22 x 2 €J' year round home on it with the parcel to the east having a 22 x 28' year round home with a 28' x 28' attached . garage on it. The adjacent garage comes within 5' and house within 7 of the subjects east property line. Boudins Manor was platted in 50' lots with many of the homes in the neighborhood being extremely close to the road and side property lines.. The subject parcel is a corner lot therefore requiring a 25' setback ' from e,ich street. The applicant is proposing to construct agarage 10' from the road surface of Watersedge Trail and III from the road surface of Rutgers Street with the driveway coming off Rutgers Street. It has been a policy of this commission to require at least 20' of driveway between garage and hard surface of the road. Also, the proposal is unreasonable for such a small lot because of the 10 x 11' breezeway and oversize garage. Staff Recommendation Deny the request since the proposal would constitute overbuilding of a small parcel .. because of the oversize garage and breezeway it makes this proposal unreasonable in relation to the available space.
