RE: Prior Lake Senior Housing
Following are the results of the preliminary Site plan review for the Keystone building.
Our review was based on the Minnesota State Building Code (MSBC) which adopted
with amendments the 1997 Uniform Building Code (UBC) with handicap regulations of
the Minnesota Accessibility Code Chapter 1341. Also requirements of the 1998
Minnesota State Fire Code (MSFC) which adopted with amendments the 1997 Uniform
Fire Code (UFC).
1. Submit signed HVAC, plumbing, kitchen, elevator, fire/smoke alarm, emergency
lighting/exit signs and sprinkler plans. May be submitted at a later date.
2. If a lawn irrigation system is installed, a lawn irrigation permit including a plan layout
is required. The pressure vacuum breaker equipment should be located at the highest
elevation of the project as the pressure vacuum breaker must be 1.0' above the highest
elevated sprinkler head. Provide detail of lawn sprinkler service stub valve and backflow
prevention details.
3. Sht. C 1.0: Domestic water shutoff valve to be located in city Right-of-Way.
4. Sht. C 1.0: Add"No parking Fire Lane" signs to islands and by fire hydrant.
5. Sht. L 1.0: Provide egress for Fire Department vehicles in Parking lot. The proposed
Parking lot will not provide for 45' turning radius required for Fire Department vehicles.
6. Detail 2 and 3/A1.1: Steel stud area separation wall must extend to outside sheathing,
fascia, soffit and roof sheathing. Presently the 2x6 exterior wood wall interfaces with the
adjacent building exterior wood stud wall.UBC 504.6.1.
7. Detail 1/A 1.4 Note#3: Add"no openings in soffits or fascia".
