"""'-- 0'1 <2:l 2. ~~ Dear Mr. Buckmire, At your request, this report has been prepared to supplement the Encompass report regarding 5765 Jeffers Court in Prior Lake, MN, dated 6/28/04, This report addresses an additional concrete foundation crack, On July 8th, 2004, Mark Blazevic, E.I.T. of Encompass Inc, performed a site visit to observe the foundation wall crack, The home is a 2-story, wood framed, single-family residence with a walk out basement. The foundation consists of 9' high, 8" thick poured concrete walls. Upon inspection, the following observations and notes were made: Reference the Encompass report dated 6/28/04 for background information and additional observations, . Observations: ..~ . The crack detailed in this addendum is secondary to another crack located on the same elevation, observed on June 24th, 2004, . Towards the rear of the home on the east elevation foundation wall, a crack running diagonally from the top of the wall to the floor was observed. . The crack width varied from hairline to 1/16" and was discontinuous at several locations. No lateral offset was visible. . The lack of any crack offset indicates that the crack has not structurally compromised the wall. . The crack is most likely the result of construction related activity. . The third observed crack, due to its location and configuration appears to be shrinkage related, Recommendations: . Install blocking between the top of the foundation wall at the floor joists per . 2000 International Residential Code (IRC) and 2003 Minnesota State Building requirements. . Seal the second and third crack using high-pressure epoxy, per manufacturer recommendations. The recommendations provided in this report only address structural issues, Aesthetics and moisture intrusion concerns should be addressed by the contractor. This report is prepared based on review of the material available as of this date. Our opinions may be revised based on the availability of additional data, The conclusions contained herein represent our professional opinions, These opinions were arrived in accordance with accepted engineering practices at this time and location.
