The occupant load for the workout area is 50 SF per occupant;assuming 850 SF for this use that would be 17 occupants. 20 cubic feet per minute(CFM)is required for each occupant in a workout area(17 X 20=340 CFM). The occupant load for the socialize area(assembly use)is 15 SF per occupant;assuming 671 SF for this use that would be 45 occupants. 7.5 cubic feet per minute(CFM)is required for each occupant in an assembly area(45 X 7.5=338 CFM). The letter from Nordic Mechanical Services indicates only 300 CFM are provided at a given time. A CFM of 678(340+ 338)is required." To meet the ventilation air flow required above,a wall CO2 sensor mounted 56"above finish floor in the workout area shall be installed. This sensor would control the operation of a supply fan directly connected to outside air through a 16"x16" wall louver and a 10" galvanized outside air duct.The outside air duct shall be insulated with 2"thick,31b./cu.Ft. density fiberglass insulation having an FSK jacket. - Outside air fan shall be a Fantech FR-250 providing 400 CFM at 0.4"W.C. When the CO2 sensor indicates CO2 concentrations above the setpoint of 700 ppm(adjustable)the supply fan shall deliver fresh air to the return plenum of the workout area near the return opening to the furnace unit.The fan would continue to run until the CO2 sensor indicates CO2 concentrations are below the concentration setpoint. As you can see from the revised sketch about 60% to 65% of the total area is utilized for these light workouts as described in the email you got from the tenant. I spoke with Bob Hutchins and we should be able to issue a temporary certificate of occupancy until these items are addressed. A temporary C/O would allow the tenant to open next week as planned, but the city will need the building permit to be submitted in order to do this. The SAC determination could take a few weeks and we definitely do not want to hold up the opening for that. The HVAC information Bob requested should be submitted. If the information cannot be submitted prior to opening,the city would ask that the tenant provide an email/letter indicating how many customers will be occupying the space for the first few weeks and what types of activities will they be doing (individual work out, classes, employees, etc.) The HVAC information will ensure adequate ventilation to prevent illness. If the occupancy for the first few weeks will be much lower than the occupancy limit the ventilation is probably less of a concern for the immediate future... although it will need to be reviewed before a final C/O is issued. • The City of Prior Lake will still need to issue a permit and final certificate of occupancy but this would allow the tenant to move ahead with the planned opening as we work through these couple of items. I spoke with Bob Hutchins and we should be able to issue a temporary certificate of occupancy until these items are addressed. A temporary C/O would allow the tenant to open next week as planned, but the city will need the building permit to be submitted in order to do this. The SAC determination could take a few weeks and we definitely do not want to hold up the opening for that. The HVAC information Bob requested should be submitted. If the information cannot be submitted prior to opening, the city would ask that the tenant provide an email/letter indicating how many customers will be occupying the space for the first few weeks and what types of activities will they be doing (individual work out, classes, employees, etc.) The HVAC information will ensure adequate ventilation to prevent illness. If the occupancy for the first few weeks will be much lower than the occupancy limit the ventilation is probably less of a concern for the immediate future... although it will need to be reviewed before a final C/O is issued. The City of Prior Lake will still need to issue a permit and final certificate of occupancy but this would allow the tenant to move ahead with the planned opening as we work through these couple of items.
