Partridge Homes Attention: Chuck Partridge 14696 Landau Lane Prior Lake, MN 55372 Fax #447-1846 J"1'fO RE: Concept Plan for Property at-Bzt9(T 160'h Street SE Dear Mr. Partridge: The City Development Review Committee (DRC) briefly reviewed the concept plan you submitted for the above property, and the questions you raised in your telephone message to me on March 12,2003. We have the following comments: 1. The plan you submitted for twinhomes on individual lots does not meet the Zoning Ordinance requirements for minimum lot area or frontage. 2. The plan with the 4-unit building appears to utilize a private street. Private streets require a Planned Unit Development. 3. There is not really enough information to comment on setbacks. The minimum setbacks in the R-1 district are 25' for the front and rear yards, and 10' for the side yards. 4. I am attaching a City fee schedule to this letter for your information. You will need to contact the Scott County Highway Department at 496-8346 about any applicable County fees. 5. The density of the development is based on the net acreage. The maximum density is 3.6 units per acre. You would need at least 2.3 net acres to build 8 units. 6. Other information that must be considered as part of any plan for development includes: . Stormwater ponding and infiltration sites . At least 600 square feet of open space per unit is required. . Tree preservation on the site. I hope this information is helpful.
